    House extensions in Cork and in Ireland take place over a number of stages.

    Stage 1 – Design & budget costing stage.

    • Carry out a measure survey of the existing property & draw this up.
    • Draw the proposed alterations & extensions to the house as per your list of requirements.
    • Send to you for your initial comments / meet up to discuss as necessary.
    • Amend the drawings and re-send.
    • Once the proposal is agreed, we will add on additional notes relating to upgrades & refurbishments.
    • This drawing will then be sent to our QS for budget costings.
      • Further amend the proposal if necessary depending on costings.

    Stage 2 – Prepare a planning application

    • Finalise & mark up the proposed drawings for planning.
    • Prepare the necessary site drawing.
    • Purchase & prepare the planning maps.
    • Prepare the wording & lodge the press notice in the relevant local newspaper (The Echo).
    • Prepare the planning application forms.
    • Prepare the laminated public notice for display at the site.
    • Submit the application to Cork City Council at the City Hall.

    Stage 2  Ancillary costs of approx. €300-00 as follows.

    • Paper Advert – €140-00 (approx. cost as this depends on the length of the advert)
    • Planning Maps – €126-00.
    • Council Planning Fee – €34-00

    Stage 3 Building construction

    The house will be built according to the design plans by our team. You will get a dedicated project manager to oversee the whole process. We have a dedicated online portal on which you will have full access to the ongoing progress of the project. Monitor whether it’s on target and collaborate in real time. You can easily view, store and share files as the project progresses.

    The build itself will consist of a number of stages which you can monitor online:

    1. Siteworks
    2. Build of structure
    3. Roofing
    4. External finishing
    5. Internal structure
    6. Services
    7. Internal finishing

    Stage 4 Snag

    You will have the opportunity to go through the work of the building with a final snag list. We will provide warranties and guarantees of our work to ensure peace of mind for every client.

    Stage 5 Handover

    The project will be handed over to you, and you will be able to enjoy your newly built home.

        2. High Spec Finish: €2,000 to €2,500 per metre sq

    Single Storey Extensions with the inclusion of kitchens or bathrooms can be higher. If the amount of space to be extended is lower, the cost per square metre will be higher due to economies of scale and fixed costs. Planning permission may be required depending on the project and planning permission costs should be considered.

    Two Storey Extension Costs:

        1. Standard Finish: €1,900 to €2,300 per metre sq
